Direct mail to probate properties

Does anyone know how I could get a list of estate sales or probate properties? Also, anyone had luck using this type of list? What kind of direct mail did you send to these properties?

I don't think this has ever come up on Bigger Pockets before. 

What plan did you have in mind?

I use a service, [email protected], which lists the names and addresses of deceased property owners, based on obituary filings, which preceed the probate publications by weeks or months.  It also includes trust ownership, which avoids publication in most cases.

Rick, my plan would be to mail the family of deceased homeowners (not to sound morbid or anything). I think that this could be a great way to find people I could help get their homes sold by assigning them to a contractor/investor buyer. What do you think?

Their website sucks but their data doesn't. I get a probate list weekly with deceased property and executor contact. I also track the public notices in the local press.
