Investment property in Utah: Lehi or Provo?

I'm looking to invest in a condo or townhome to rent. Budget is in the 300K range. Would you do it in Lehi or Provo (Riverwoods) area?

Lehi, better rental rates. Provo is great for students and entry level rentals. Lehi is business people moving into state for work. They tyipcally have higher incomes.
