May be selling a 4plx soon, looking at DFW area to buy replacement property. Need recommendations of towns feeling growth but not overpriced yet.

    4 plex is not that common in DFW, definitely very very rare to find anything 6-10 unit. Would you do a small commercial property instead?

    Maybe a grocery store.  That's about the only business I'm fairly sure won't get shut down.

    It's not easy finding these small multifamily places.  Especially with 1031 pressure if that's what you want to do.   I do see them come up occasionally, but less common that you would think.

    I would say look north along 380 corridor.  This is one of the fastest growing areas of the country.  So that is from Denton-McKinney and maybe even a little on either side of those cities now.   South of 380 is hotter, so maybe now north of 380 will be what you're looking for.
