Licensing, is a good idea?

Question

I used to do real estate investing many years ago when I used to live in Florida, and I am thinking in getting back into it, I am thinking in getting the real estate license, pro's or cons here in Austin, Texas?

I believe you will an edge when you are licensed not only from a transaction stand point, but also from minimizing your expenses aspect as well.  If you are the selling agent you will get 3% from the listing agent, and if you are listing the property from a flip, you could save up to 6% if you conduct as an intermediary, but you do have to disclose.  From a opportunity cost stand point, to a lot of the seasoned investors, it might not be worth their time, because they want to focus more on investing.

WOW 15 hours a week where do i apply?!? Lol fyi be aware keller williams commission rates are pretty high if you decide to list with them, over here where im from the broker will take like 10-12% from that commission made by the agent dont get me wrong really nice people though with nice properties (just a tip)

We decided last night to go for the license,  Also, last night taking to my wife we think that we would be selling and investing, we have a good income from another unrelated business that only requires 10-15 hour a week. I don't mind to put some extra 40 hours a week or even more. I am looking at the luxury homes market. Also, I am looking at different real estate offices options like Keller Williams Realty and Sotheby’s International Realty, mostly because I like their large network. I have contacts nationwide and overseas.

In my opinion i would get it just because of the legalities depending on what strategy your planning on, i really do want to get my license to wholesale my properties that i come across, but it is a lot of money to acquire.
