i need advise

i bought a duplex on may 19th and there is 1 tenant that had a verbal month to month agreement with the previous owner the fist is coming up and now that i am trying to get a lease signed they are doing everything to avoid signing a  agreement and dont want to obey by the new rules and are requesting to be allowed to go into the other unit and take down any repairs they did for the previous owner like smoke alarms shelves in the closet ceiling fans light bulbs etc . i want them out what can i do i havent received any payment from them yet either because they said they pay there rent on the 23rd of each month . do i have to keep them even tho i have never signed any lease with them i have only had the property for 12 days. please advise ...

Change the locks on the other unit and notify them in writing that they are not to go in the other unit. Also give them a 30 day notice to vacate or whatever your state requires. If they are late give them a pay or quit and get rid of them ASAP

Verbal month to month means give them notice of non-renewal and get new tenants. They will give you alot of headaches especially since they're avoiding you and are refusing to sign a written lease.

You own the property and they are not paying you for their rent. You can kick them out of your property. Are you self-managing the property? If so then you can get a real estate attorney to give you a recommendation on what you must do to get rid of them. If you have a property management company managing the project for you then I would just ask them and tell them you want to get the tenant out of there. Time is money.

Thank you to everyone they finally moved out I had to get a eviction started but as soon as they got served they decided to leave after all. We are currently in the unit now remodeling it and getting it ready again to be put on the rental scene again soon. Got great advice on her thanks again to everyone .

I'd offer them a couple hundred bucks to be out by the end of the week if it were me.  Obviously, start any legal stuff like notices in case they don't bite but it would be much less time, money, and headache if you can just give them $200 and get them, and their crap, out of your unit.

Before you do anything learn your state landlord tenant regulations before you end up in front of a judge. You are operating a business and must know the laws before you make the mistake of dealing with tenants. They have legal rights that you must respect.

They will be easy to get rid of providing they do not fight and force you to evict. You will find the answers to your questions by learning the law.
