Turnkey Providers in Birmingham, Indy and Philly

Hello BP members!

I am not new to BP but this is the first post. REI is part time for me now as I have full time gig (which I'm working to make that gig optional through building passive income with REI). I have 3 rental properties, class a townhome in Milpitas, class c 6plex Oakland, and c duplex in Stockton. I have decided to sell Oakland which is performing on average 5- 6% cap for the past two years and use the funds to go out of state turnkey. I have done research understanding as much as possible on the pros and cons of out of state and turnkey and feel that is the right strategy for me.

The top three places I am looking at are Birmingham, Indianapolis, and Philadelphia.  One thing for sure is my husband and I will be visiting these places before pulling any plug. I am hoping to get some recommendations on turnkey providers for those three places (already in contact with ABC Investment for Philly and Decas Group with Indy).  Anyone had worked long term with any particular turnkey providers in those three areas?  I would love to hear about your experiences.  In term of financing what’s the best strategy if you are looking to buy 2-3 properties at the same time? Any thoughts or advice on this subject is greatly appreciated!
