Looking for a good property manager in Kansas City able to take on between two and six single-family homes in various areas including 64130 and 64109. Any recommendations would be much appreciated.

I am still with Arrow Equity Trust.
They have been fantastic thus far and I will stick with them.
Previously I have warned others to avoid Precise Property Management. They have folded and I believe the people responsible are on new adventures.
Avoid doing property business with Mark Roth and/or Michelle Anderson. I have heard too many horror stories. You will lose money.
Have you been able to find a good property manager for these areas yet? These are difficult zip codes to manage. Let me know if you are still looking for the right property manager.
Also, are you looking for any new quality investments in the Kansas City area? I scouted out several B-rated properties last week that would be good. However, I can scout for any grade of property for an investor.

Mark Roth and the team at PPM and the new company that some of their staff has started were on the news several days ago. Search Mark Roth Kansas City and you should find a couple of videos.
Be very careful with PM in those zip codes. I run property management business along with my brokerage, but those zip codes are a challenge and the owners need to understand the risks.
Your best bet is to find a company that does well in the urban core, or buy outside of the urban zone and get a PM to cover both.

I'd recommend looking into Larry Myer. I've haven't used him, but I've heard nothing but good things and was very impressed with him during the chances we've had to talk.

good so far...better than the other company I was using. I tend to micro manage so there are a few things I would do differently, but they are minor and overall they do a good job and I would recommend them.
Just want to add I own a multi-family unit in the 64109 area. It's a tough area, but I've had great luck with my current property manager. He's been excellent at not only handling building issues, but managing all the tenants and their issues without a problem.
