Muskegon looks to be turning things around over the last several years with some interesting new economic development plans in the works. Anyone investing in Muskegon willing to share their experiences regarding tenant quality, vacancies, and overall direction of the rental market? I have been looking in Grand Rapids for a while, but considering I'm purely investing for buy-and-hold cash flow right now Muskegon appears to be a better option considering it is a less heated market and I can likely get properties cash flowing at the same rate for 60-70% of the price of Grand Rapids properties.
We have 5 unites in Muskegon - my opinion is it's good but requires street by street research. Most areas differ by neighborhood, Muskegon differs by street. I live in Chicago and have had to travel there quite a few time to feel comfortable with what I'm buying - happy to catch-up anytime
I'm investing in Muskegon. Right now I'm looking in Lakeside and Nims. There are tons of other good areas though too. What are you looking to do with the properties? Long term? Flip?
Hi, I’m a new investor looking in the Muskegon market. What are the neighborhoods you look to invest in and which ones do you avoid? I appreciate the insight in advance!
Hi Teodoro,
Depending on what kind of property (str, long term, etc) and strategy there are a few solid areas. Lakeside and anything near Lake Michigan you can’t go wrong , although finding a deal is another story. Norton shores has some great schools so anything south of Sherman will be easily rentable.
I personally would stay away from the heights. The low prices can be tempting but I think many of those investments may cause more head aches than the profit they can produce.
