I own a few properties in Frederick.  Slightly higher yields than Montgomery county. Lower appreciation than Montgonery County. Descent tenant base. Even the "bad" areas of Frederick arnt really bad. Higher tax rate in the city limits.

to succeed in Frederick I feel you pretty much have to buy off market.  Anything at 1% here would be a good deal imo.  I grew up and still live in Frederick on the weekends.  People hate in Hagerstown but it ranges from D-B class, so it depends on where you buy imo

I do not invest in Frederick, but live in Northern Virginia and have friends who own a small business in Frederick. Their business has exploded this last year. Based on conversations with them, it seems as though Frederick has a great small business community with a ton of new small businesses moving into town.

Apparently they have a very active chamber of commerce as well as a number of small business networking groups. If you are interested in learning more about Frederick as you look at it as a potential investment opportunity, reaching out to those groups may be helpful in learning more about the market as well as potentially networking with the real estate professionals you will need in order to invest effectively in Frederick.

@Dang Tran I have lived in Frederick for years. It's getting pricy for homebuyers.  Best deals are off market of course. But not many wholesalers because everyone knows it's a Goldmine to hold. Light to mid sized rehabs are the norm.

It seems to me that the proximity to DC makes Frederick a potential goldmine. I'm getting daily notifications in Frederick on what seem to me to be great deals. It has all the necessary retail and plenty of jobs. If I were a little bit closer I would definitely be doing Driving-for-Dollars and sending out letters. City has been there forever and I know there are plenty of owners who would be ready to sell. Go for it!

I have one rental in Frederick. Pretty easy to get good tenants. Area is growing. A fair number of people moving from Montgomery county up 270 into Frederick. Nice town.

I have looked into Urbana and Frederick. Up and coming and hence a lot of builder activity. I felt this location was more suited for home ownership rather than renters (but I may be totally wrong). Also not many employers in this area so during market correction maybe difficult.
