Buy and hold Salisbury MD

Hello all! I'm Jeff from Annapolis, and like others on BP I'm looking to break into the real estate game. I'm leaning towards rentals, but also considering flips. 

I was hoping to gather some information on the Salisbury area here on BP, and possibly start a network for the area. I know Salisbury is a college town, and therefore will have plenty of student housing and rentals. Can anyone comment on market saturation in the area? I wouldn't necessarily be renting exclusively to students, but am interested in supply vs demand for the area. 

I have been window shopping on the net for potential rentals. Web sites like Trulia, and google maps really help with the selection process by showing high crime or run down areas where you might want to think twice before investing. I was also wondering if anyone on BP with experience in the Salisbury area has any info on certain areas of the city to shy away from, that may not be on the big web sites.
