My barn is on neighbors property.

We live in Texas. We had a verbal agreement when they got ready to put up a fence they would leave me access and the fence could stretch over into my property behind the barn.  Once I got it moved I would help them move the fence on the property line if that’s what they wanted.  This past Wed they put up a fence and didn’t notify me and didn’t leave  us access to the barn where I have all my building materials and other tools stored.  Come to find out their sewer line also runs across my property.   Both properties use to be owned by one person who died.  His family split the property up when it was sold and made new property lines.  They sold the land under the barn to the neighbor and the barn to us, which we didn’t realize until after the fact !  Do they have to give us a 30 day notice or anything.  Can I force them to get their sewer line off my property?  I also believe their fence is a foot on my side of property line on either side of the barn.
