My first mail campaign!

Hello BiggerPockets Members! 

My name is Anthony, And I am posting today to hear everyone's advice, opinions, and feedback on how you think my campaign will go. 

I started researching and educating myself back in late December and have become obsessed with wholesaling. I know my market is pretty competitive with well established wholesalers. Around town I've always seen bandit signs, heard of voicemail bombs being used, and seen other common tactics. Also from consulting mentors who used to wholesale, and current realtors, they put the idea in my head that it will be competitive. 

This did not shy me away from trying. I started by constructing and handcrafting a list that I thought would bring me the highest response rate. I went with this tactic due to my budget. I did not want to invest hundreds without having a deal under my belt first, But I have plans to scale if this campaign goes well. I drive around a lot looking for houses that meet my criteria and would leaves notes, but I thought to myself, "Why wouldn't I go on streetview hand select houses, look up property data to make sure they haven't been flipped already, and mail the owners?" These houses I began selecting had original owners, or maximum latest sale date of 2015. In my mind this was a more time consuming way to construct a list but you either have time or money and I have time and just a little money. I had the realization that I cannot assume these people will have motivation. So after about 200 of these gem properties, in my mind, I started targeting more motivated sellers.  I Added code violation homes, late in the fine stages, I added people who haven't paid their water bills, I added tax delinquents, probates, absentee owners. After all of this I had constructed and scrubbed down my list to about 400. I sent out 200 Letters on Friday and should start getting some calls soon hopefully.

I would just love to hear what everyone thinks about this process. And the steps after my first deal I should take to keep the deals flowing.  

PS: You can be honest and tell me if you don't think I will get much success from this first campaign. I'm just hopeful not delusional.
