Best investor package?
I am working up some details for a deal presentation to a UK investor (US property, UK investor). A spreadsheet showing projected numbers plus a 'Powerpoint like' presentation.
Then I got to wondering and figured it was time for a new thread.
Guessing that some investors here have been presented with deal sheets or reports I am curious what you have seen before. Some real estate agents might produce summary documents (beyond just an MLS listing report).
Lets exchange ideas and more importantly specific examples so that we can see what is the best of breed.
After I get on the other computer I will work up an example of the REAP output. REAP is a package from Dolf de Roos. The software produces an analysis of a deal and presents it in a way that is attractive. With the attachment feature here on BP it will be easy to upload a report.
If other people could upload anything they have received or anything they have created then we all could see what is possible.
WARNING: I am mostly looking for presentation style and completeness. I am not really looking for a debate of the specific formulas or specific details. By this I mean I want to avoid a debate along the lines of the best metric (2% of purchase price for rental income being 1 example). For this thread I want to be a bit more agnostic. Mostly because almost any report can be cloned if you spend the time with a spreadsheet. Hence presentation and completeness is the key rather than the underlying logic.
I am mostly looking for pitches or reports that one investor could give to another when they want to market a deal. Or a way to run your own analysis so you can present a package to your local banker when you want funding. A deal package might be the phrase.
Some property management packages produce good reports showing your returns. Most are backwards looking while I was mostly thinking of a pro forma to highlight proposed deals.
Is the above clear? If so please attach example. If the above is not clear or you just want to ask related questions have a go. I am hopeful that this thread will be both interesting and that it will have lasting value.
