Deciding my options of real estate investing.. Recommendations?
I have done a lot of research and have been engaged with a lot of what goes on in the real estate investment world. I have researched wholesaling, the BRRR method, Airbnb arbitrage, flipping, buying and then renting out the place, and many other methods. I currently am saving money to get more ready to invest in real estate or startups. What would you guys recommend me getting into out of all these. I currently don't have a lot of capital, work full time, have a family. I'm willing to put the time, work, and energy into something that works well and go with it. I know I have to start somewhere and take action. If I need to pay a mentor or someone to help me get right into it I will. They're gurus everywhere about selling information, but there is a ton of free information out there, so I've been doing just that researching and reading books.
My pros and cons:
Pros - Self-motivated, Engaged with Bigger Pockets, Follow groups about investing/wholesaling on Facebook, I look at different ideas of real estate like land flipping and such, Watch videos about real estate investing and more, reading how to invest in real estate by bigger pockets. I drive a lot for work so would be motivated to find off-market deals in different cities.
Cons: Not much capital, recently lost a business and paying off some minor debt from it, have a small family and currently renting a home but the house is occupied so can not house hack and rent out room here. Credit is good but not excellent (it's getting better)
If anyone can guide me or make any recommendations to get started in something that works well, Thanks.
