New Investor in Minnesota

Howdy all, I'm new to this game and am searching around for my first deal. Located in the outskirts of the northwest suburbs of Minneapolis and looking at possibly doing a house hack to begin with. This could possibly even be a SFH and renting out the rooms. However, my work takes me on the road a decent amount with a fairly unpredictable schedule. Most of the time I will have access to a phone and internet but I won't be in the area all the time as deals come up. Any tips for getting into this with this kind of a schedule and any other tips that anyone sees good to give?
