Investing in DC area

Hi Guys, 

  I live in the Washington D.C market, I'm wondering what your thoughts are on between cash flow or appreciation. The D.C market is expensive and it's difficult to cash flow here. I have a couple rentals

    Yield is a function of risk. DC is extremely low risk, thus has very low yields.
