Hello, BP members, my name is Mike, and I am new too BP, I have followed their podcast recently on stitcher, and decided to check out the site. I look forward to participating with you all on the site, and look forward to connecting with, and building lasting business relationships.

That said I am in Hudson Valley, NY about 75 minutes outside of Manhattan. My area is slowly releasing the foreclosure moratorium and the area is currently pushing a campaign to attract tourism, business, and home ownership here. With what little I know I believe this presents a fantastic opportunity for myself to set a couple properties under contract and assign and/or simultaneously close said contracts.

I will be seeking access to pofs, transactional funding, private lenders, and/or investor partner, hard money when necessary. I have waited and now I intend to be aggressive in marketing to distressed sellers, fsbo, etc.

Just wanted to say hi in this thread as I'm located in the HV (Highland) as well and always looking for people to connect to.  Still have not pulled the trigger on a Buy and Hold yet.

There is a REIA group that meets monthly (http://www.mhv-reia.com/).  I've been to a few meetings and there are a number of people who have extensive experience in the Hudson Valley.
