College Student interested in Rental Properties

Over the last several months I have read books, listened to podcasts, and been on countless online forums. I feel like I have a solid foundation, but now I could use some advice from someone who has some real experience.

In terms of financing, I am limited in certain ways because I am a college student without a regular income. There are ways to be creative, so I will not let this hold me back (I am primarily interested in finding cash flowing rentals with 1-4 doors).
