House hacking ideas?

Been a Bigger Pockets member for some time and wanting to get my feet wet for the first deal. Everyone has to make the jump eventually, right? My buddy and I have graduated into our big boy jobs and are already living together as roommates, both with an interest in investment real estate. We know everyone needs to start somewhere so the idea of househacking really appeals to us.

We'd like to stay in Scottsdale (where we already live) but aren't opposed to other submarkets in the area if we have to in order to take down our first deal. I know it's hard to find "distressed" or unrenovated properties where we are but they certainly still exist.

Any tips for contacting current owners/anyone doing off-market deals in this market currently have some advice? Would love to connect/network/see if we can make something happen.

Looking to close in the next 6 months but there's next to no inventory. Open to hear what the BP community has to say!
