Sending Out Postcards/Letters Questions

I am in search of my first investment property and leaning toward purchasing a duplex. Based on what I have read and heard from BiggerPockets, I'm better off finding something not on the MLS. However, I'm hesitant to send out postcards because I'm not in the position to buy for cash. I've been pre-appoved and live in Jersey. I used ListSource and came up with 173 potential sellers based off of my criteria. Now i'm finding myself at a standstill. My parents have received post cards from potential buyers in the mail and they all offered cash.
