Where to begin for a 24 year old, new CAM in Northern Colorado.

I am 24 years old and recent graduated. Moved around Colorado for a few years and decided to come back to Northern Colorado and focus on real estate, mainly acquiring my own property for multi family use.

I do not have much in my bank account to invest but recently started as a Community Association Manager for 8 properties.

I’ve been expanding my learning to the library but the real estate education is limited.

What advice would you give to yourself to start off successful looking back, acquiring a property with little cash on hand and if now is a good time to look for multi-family properties. (I would live on site and rent out the extra 1-3 units)
