Introducing Myself - Ryan Wamsat

Good morning/afternoon/evening,

I thought I'd start my forum posting with a short-introduction of myself.  My name is Ryan and I'm looking to start a side-hustle (2nd career?) in real estate investing in the Modesto, Ca area.  I thought I had some early success as I've been a landlord for about a decade now.  But, after having read through the Ultimate Beginners Guide, I found that I'm not doing great in that capacity... and I want to improve.

I have two rental SFH's. One was purchased as a new construction; the other was timed right where I purchased near the bottom of the market. Both were my residence for years before being turned into rentals. Combined, the two net each other out against their current mortgages. I'm actually paying $50 out-of-pocket each month to pay the mortgages. Until now, I've told myself that I'm paying $600 per year to buy two houses. One of the houses is getting close to being paid off.

At this point, I'm interested in purchasing MFH's, and improving my monthly cash flow.  Though I'm eager to jump right in, I've decided to tip-toe into the real estate waters.  At this point, I've researched the requirements to become a RE agent, and I will be taking those classes soon.  Additionally, if anyone knows of a RE club in my area, I'd be happy to attend.
