I'm new to the forums.  I've been listening to BP podcasts for a while, am currently reading Brandon's No Money Down book, and J Scott's book on Flipping.  I actually became a licensed real estate agent in the early 2000s, with the intention of investing, and got side-tracked while raising three kids.  I'm an active agent again, and am laser-focused on making the investment side work -- hoping to start with a good flip project.  Contractor is in place.  Figuring out the financing and looking for deals now.

I am looking forward to networking with others via BP.  I've bothered everyone I know locally who does any kind of real estate investments because I love learning from others and talking real estate.  Looking forward to attending the October OKC meet up posted on BP.  Feel free to connect with me if you are in my area and want to chat!

On a personal note -- I've been married 27 years, have a child in college and two in HS, as well as a Maltese.  I have a degree in Business Management from Oklahoma Christian University.  I love time with family and friends, coffee, travel, tv/movie drama/crime/mysteries, and playing board and card games.

@Marcy Leonard, welcome to BP. Keep reading and getting educated. If you can swing it you might consider holding and renting it long enough to get past the 1 year short term capital gains tax. You might also consider doing some kind of pass through entity for your flip like an LLC. The idea is to NOT put the flip in your personal name in case the buyer claims some kind of latent defect down the road. I have heard it is common to do a separate LLC for each flip just for that reason. The big thing though is that you are taking action. That will always open more doors. Good luck and keep going.
