Potential New Investor in Binghamton/Endicott area

Hi I have been learning as much as I can about real estate investing for some time now and this is my first post. I currently work in finance in NYC area while also going for my level 3 CFA and real estate license in NJ. I am looking to possibly invest in student housing in the Binghamton/Endicott area. I am from New Jersey and this would be purely an investment. New Jersey has been tough finding something within my range while the Binghamton area has caught my eye. Any advice on investing from a distance (3 hours away) would be greatly appreciated! Thanks!
