New Investor in Jacksonville
Hey everyone! I am a new investor ready to get into the game here in Jacksonville, FL. My focus will be in rental properties, and I am very interested in the BRRRR strategy. I'm interested in 2/2 or 3/2+ with ARV between $175-$225K. I'm interested in multifamily as well, but unsure of that market here in JAX.
I currently own a townhouse with an FHA loan that I bought 2 years ago. This will be a great future cash flow property. To start off my questions would be:
- The JAX market is HOT right now, what would be the best way for a new investor to get their feet wet with little/no money down?
- I have a great fulltime job/steady income as many of us do. How do you handle real estate investing/looking for deals if you are working all day and unable to answer your phone during work hours?
I'm excited to be here and look forward to meeting folks to talk about real estate deals!

I am also fairly new to BP as well.
1. I would look into wholesaling with little money down, notes, subject to exist possibilities. I would also join the local REIA.
2. Check out the BP podcast show #202 Escaping the Rat Race Through Rental properties with and show #8 Learning to be Profitable but Ethical Landlord with Al Williamson. I am sure there are plenty more but I found those two very helpful.
