Hello BP,

My name is Michael McCabe I am 27 years young and from York, Maine. I have zero experience in real estate, except for what I have learned from my parents failed attempt at owning a single-family rental property. (Screen Your Tenants!) I work full time as a Layout Inspector for Pratt & Whitney, a subsidiary of United Technologies. From searching the web for advice on purchasing a primary residence I discovered BP, and the concepts of "house hacking" and "the BRRR strategy". I have been consuming every bit of knowledge on real estate investing ever since. My goal is to purchase my first four-plex, live in one unit, rehab and rent out the other three for some cash flow, refinance, repeat. Eventually, I would like to invest in apartment buildings. I also have a passion for small sustainable green homes and would like to rehab most if not all of my properties with solar, wind, etc. Here are some topics that I am currently reading up on.

Partnerships, LLC's, Self Directed IRA's, Being a Landlord, Property Management, FHA 203k loans, " The BRRRR Strategy", Wholesaling, How to Scale, Networking, Finding Deals, Deal Analysis. to name a few.

Please feel free to recommend any books on any of the above topics. I look forward to learning from the community and eventually being able to give back. -Mike
