HI EVERYONE looking for answers

Hi i'm new at this, and i've been watching alot of webinar's about tax lien certificates just wondering if all this stuff is real. I am so skeptic about all of this stuff,  I have a family and im trying o better our future.Also don't want to get into to somethng that's not real, i'm just a bus driver tired of my family struggling through life, really need to make a change to make our life's better.

@Nathan Bragg, I essentially do tax lien investing as my full time business. Yes tax lien investing is very real, and I suspect the things you have heard are true   .   .   .   mostly.

The truth is while the initial terms seem to good to be true, tax liens and tax deeds are sold at auction. There is a lot  of competition at most of the larger auctions, often from big national players like bank hedge funds etc. So the stated terms are great but the actual results you get  will be much lower as, interest rates get bid  down and prices for the properties get bid up, or both.

In Baltimore the nominal interest rate is 18% but the overall effective interest rate typically comes  out to more like 6-8% typically. It is only 4-7% in  many of the other counties in MD.

Despite what the seminars say, it is not without risk. You can loose money.

There are a lot of threads here on tax sales and often very states specific detailed advice.
