New to REI in Minnesota

I am an IT professional in the Twin Cities (Northeast St. Paul Suburbs to be precise). After some interesting mid-life changes, I have decided to enter the real-estate market part time. At this point, my strategy is to find the right owner-occupied multi-tenant property near my kids' schools. I am also interested in short-term rental property that can double as a vacation spot and eventual second residence in Duluth, MN. 

At this point I am just gathering knowledge, networking, and getting ready to test the feasibility of my near-term goals on paper. Happy to take all the free advice that anyone has for me.
