I am a new investor sort of.  My wife and I rent her first house.  we got married and move in to our new house. We couldn't sell her house for the loan amount so we rent it.  Now I would like buy another rental.

Todd Columbus welcome! I have heard that story time and time again, and I LOVE it. You both made the decision to "honor your commitment" to the lender by paying them. So many people just up and walk away, and you renting it, is excellent! I am a real estate broker in the area and have some holdings of my own (Singles and Multies).
