Looking for first deal

New old guy to RE investing. Live in S FL and work in Central FL. Looking to buy first income property. My goal is income replacement so that I can retire some day. I'm interested in SFH and multifamily as well. After getting some experience, I would like to try some commercial stuff as well. I work hard, long hours in my day job so I need to start slow. Hoping to develop some good, mutually beneficial relationships through this site.

Right now I split my time between Ft Lauderdale and Orlando. It looks like the Orlando market works a little better based on the prices there but the rents are a lot higher in FLL. Not sure where I should start.
