I am a new member to this forum, currently seeking to gather as much information as possible about rental properties - specifically renting apartment units in my immediate area. I've been digging and researching into the right neighborhoods, what areas I can get a good return on my money, and all sorts of logistics, planning, and contingencies and such.

The same thing that makes owning property a terrible investment in this Rust Belt town - low property values and a lack of appreciation - is the same thing that makes renting them more lucrative.

My tentative plan is in about 18 months to form an LLC and begin searching for a property after all the research and planning is done. In the meantime, I'm being a sponge and soaking up as much information as possible.

So, that said - where would be the best place to begin?
