 Hello and welcome to BP!  I have never stopped in Oklahoma.  Education is one of the keys to do well and to minimize mistakes.  I have heard that mistakes and fear are pretty normal.  Just learn from your mistakes and turn any fear you have into something positive and just keep on going.  A lot of successful investors have gone broke and still made it.  If you are just starting the market is kind of slow right now so take your time if you can.  Always do the numbers and try to look at the property or at least have a clause in the contract that gives you some time to look at it and back out without any penalty fee.  Do not try to do everything yourself.  Find experience Team members that will help you when you call.  The typical main people on your Team are local Attornies, real EstatecAgents, CPA's, Inspectors, and General Contractors, and etc..  Always get additional insurance right after you close,

I am 59 years old and I came to BP about 7 months ago and I am still trying to decide what to do.  I went to college, not that is mandatory, and I got a degreeIn business that emphasized real estate.  Since I was in Texas I qualified to get a broker license and did not have to take anything extra (in 1980).  Regardless of what I had I felt more comfortable in the construction business.  I did close a few deals for other people.  My father has been in real estate for about 40 years and he has taught me a little bit.  If you think that I can help you please contact me through BP at any time.
