Rental Investing in Houston

Hi,

I'm fairly new to rental investing. I currently have one rental in North of Houston. I'm in the process of looking for one more rental in the North or west/southwest of Houston. However, from what I see, seems like the potential rental price does not support the sale price in general. Just want to check with other investors in Houston to see what your take on that and if you have any advise. Do we normally wait till the market to cool down. Thank you.
