Excited upcoming investor needing HELP!

Hey everyone! I'm new here to BP and to REI. I'm currently a realtor here in San Antonio, TX and so far so good. Although, I do find myself reading up on real estate investing more and more throughout my day, as I think it's actually becoming a passion of mine (that I haven't started yet ha!). I do look forward to starting my REI career, although, I am in need of guidance and a mentor. I would really love to partner up with someone on a deal and maybe get a good look of how things are done from the inside. I am not sure if I want to start from the wholesaling side, prehabbing, or fix n flip side. I hear wholesaling is a good way to lower the risk and good for people new to investing. Any insights anyone? Also, I would most likely use hard money so if anyone has dealt with hard money lenders or know of any in this area, can you let me know some information on those as well? THANKS! Look forward to hearing from all of you and getting in touch with more like minded people!
