How can I get started?

Question

I am almost thro' with with my college undergraduate education and I want to launch this as early as I can. I dont have a job Neither do have capital. All I have is interest.

What John said is a great way to start. You can wholesale properties which pretty much means finding undervalued properties and then selling them off to investors. You don't need any cash to do this because you can assign the contract to your investor at closing and just charge a fee to your investor. This site is a great place to meet investors and learn more about the investment process. Once you get enough capital from doing this you could meet a hard money lender and try doing a flip yourself to make a bigger margin.

Go to the closest HOME DEPOT.

Draw a 3 mile radius around the store. Then go knocking on doors within the area. Any door. Prepare a flyer with your name and number and a quick statement that you purchase homes in the area for CASH if their is no answer. If they do answer or they are in the yard-

Introduce yourself and say you are looking to invest in the area and was wondering if their house - or any neighbors house was for sale. Let the homeowner talk.

You will learn the prices of the houses, who is moving or going into a nursing home, who is getting a divorse and who just died. Also what homes are problems , what the rents are and some a complete market analysis of the area.

It cost you ZERO. You hone in on your presentation and you get great knowledge. and some exercise! good luck.
