Beginner from Washington DC Metro Area

Hi my name is Ben Haner. I am just starting to get into REI in the DC metro Area. I am currently looking for distressed properties for a buy and hold strategy. My main objective for REI is to create positive cash flow.

I have been looking at properties and just missed the boat on 2 deals.  They had contracts accepted just before I put mine in.  

Any suggestions, tips, or encouragement strongly and eagerly accepted.
