Hi Everyone,

I am new to BP, but have read many posts and enjoy all of the information and support. I have knowledge of the Greater Houston real estate market but lack knowledge in several key areas of investing. Like many others I have simply grown tired of sitting on the sidelines watching others build wealth!

I very recently found a potentially incredible deal to flip that is about to go to auction - but I don't have the capital to purchase it. Pretty much have been looking around at possible deals and found one without being prepared to move on it. I realize there is likely a veteran investor already expecting to walk from the auction with this property in their portfolio, but I want to at least try and make them work for it!

A large part of my recent reading has been on foreclosure auctions which may require evictions to have the current "owner" removed. However, one of the issues is that I cannot seem to locate definitive information about possible financing for these types of deals since auctions require cash or cashier's checks. I would really appreciate any tips on where to  search for a better understanding of financing options and how to make a deal like this work on short notice.
