San Antonio, TX Far North Investment

Hello BP Members/RE investment experts,

I have been a BP member for awhile, but haven't contributed to the forums until today.  I have been reading up on rental property investment.  I am interested in real estate investment in the North of 1604/281 area of San Antonio. I currently own a home in that area and want to start out by renting my current home out, and buy my next property to live in. I would eventually rent this property out as well and continue this method. The problem that I have is, how can I obtain a down payment for the next property that doesn't come from my own income sources? Any ideas? I welcome any and all advice the seasoned investors out there can give me. I am just starting out with my above mentioned method of investment, but really would love to eventually find a mentor that understands my vision and would like to work with me to refine that vision with their extensive knowledge. My ultimate goal would be to become very proficient in RE investment and  pass on my gained knowledge to the younger generation in the future.
