My name is Gary, thank you all for the fabulous site. I was referred here by a friend. I am married, live in Grand Rapids Mi, with a fabulous wife and two great kids, one past college and one entering. So my real estate experience... other than buying a few homes for residence, I have been stuck in analysis mode from an investment perspective. Now ready to pull the trigger and have been leaning more towards flipping vacant land. As I search I seem to keep coming back to opportunities in Florida.

In start-up mode, my questions are: If I am just looking at vacant land, and thinking of flipping, should I set up a Land Trust, or execute via a LLC or just personal transactions? Florida seems to have more distressed vacant land than many other states (remember I live in Michigan, but am somewhat familiar with Florida), from the buying perspective, a good thing, but what about the selling perspective?
