greetings all!

I am recently out of a job and looking to get started in real estate investing. I don't have any experience save from purchasing my own home, but I've been reading up on the ins and outs of everything from house hflipping to land lording to investing in county auction foreclosures.

I am looking for any advice you all have for starting out. I don't have a huge nest egg, but am realistic and expect that it will take a while before I can fully support myself with this new business venture.

Also, if anyone in the jax area would be willing to let me shadow them or let me observe a rehab process in action or simply mentor/advise me, I would be more than happy to repay the services somehow. I can help coordinate or do some dirty work. I also have extensive financials industry experience so I'd be happy to share any knowledge in that regard you need.
