    @Rose Jones, Happy Birthday, Rose! To address your question, it really depends on your investment strategy, budget, and long-term goals. More often than not, I usually advise newer investors to first buy a house hack deal in their local market. House hacking is one of the best investment strategies to utilize while mitigating risk. However, if house hacking nor investing in your local market is a possibility, then read David Greene's book "Long-Distance Real Estate Investing". Pro members have unlimited access to the BP calculators. I would recommend analyzing several deals a day to decipher if the property meets your criteria or not. Needless to say, accurately assessing deals is crucial to be successful in this industry. Best of luck!
