Suggestions Selling Small Lot in Hot Sulphur Springs, CO

My husband owns a small lot (.115 acres) just outside of Hot Sulphur Springs, CO. It has been in the family over 100 years, and was passed down to him. We are looking to sell it since we have never found use for it and have been paying property tax on it. From the looks of it on a map, it seems like its quite in the middle of nowhere, and within a parcel owned by someone else. Additionally, there is a lot right next to my husband's that was once owned by a now deceased family member who stopped paying taxes on it.

My questions are, does anyone have suggestions on how to go about starting the selling process? We are out of state, and haven't sold property before. Also, would it be most logical/a nice gesture, to try and sell to the owner of the parcel? And, would it make financial sense to try and pay back taxes on the other lot in order to sell it as well?
