STR with midterm request

My STR has been live for about 9 months and I'm happy where it's currently at. I have a guest that wants to stay for about 3 months while their home is getting built in the area of my STR. They have stayed with me before and had no issues. I also did a little research to validate the who they are since it would be longer stay. I know my county would only allow 28 days at a time in order for it to be considered a short term stay, so I was thinking for requiring to book only 28 day blocks at a time. I also informed them I will still need to maintain maintenance.

My question are: Should I commit to it? If so what should the stipulation be? Will this alter my algorithm in Airbnb and VRBO? What should I consider and have ready when I have a conversation with the guest? Thank you for your guidance it’s greatly appreciated!
