great event.. Bruce Norris was worth the cost of admission. some take aways from his presentation.
1. No major melt down in the near future.
2. mortgage market much stronger for obvious reasons ( no liar loans real world underwriting)
3. markets would need 40% of the inventory on MLS to be foreclsoures to cause a major correction ( this is not happening).
4. He feels cap rates and multi family is the one segment that is frothy and could correct.
5. in a subtle way he was saying when profits avail themselves it can be good to take it off the table.
Whats he doing now... his normal short term lending and he is now building some new construction.. as that is exactly what I do.. I felt like I was personally on the right track as well.. Great presentation.
@J. Martin - Hey J, thanks for the reply. Quick question - The 1 day is $215 and the 2 day is $285 on the registration site. What does the $245 refer to on this form post?
$245 was the super early bird pricing for 2-day tickets. About 100 investors bought in at this price. The prices at the door will be about $75-100 more, and go up over time. (to get people off their asses.) The whole event is priced too low relative to similar events (and hasn't made me any real money), but I didn't want to raise prices too quickly to the $400+ level.. (where the organizers are not splitting revenue with speaker sales to cram crap down attendees' throats)
You should be able to make back tens, hundreds, or thousands of multiples by coming away with an idea or making a connection that gets you 1 tiny deal. More importantly, it's worth your time to make those connections! ;)
@Johnson H., you're gonna be able to make it out again at least one day, right?
That gives me a great idea ... next year I think I'll scoop up all the early bird tickets and scalp them at the door day of for a 50% return ... would that be speculating on appreciation? ;)
The ticket terms say "No re-sale." - HOWEVER, if you want to buy a block of 30+ tickets to resell, I just might let you!!! lol You going to make it back out this year David? @Calvin have you confirmed today!

We should get a little Crowdfunding action going next year and invest in presale tickets :)
Just pulled the trigger and will be attending but for one day only. Mobility issues and medication interfere with my enthusiasm to attend both days. :(
I've got a feeling I'm going to be missing some good additional information on one of the day's I don't attend.
My husband and I are just starting in Real Estate in the Bay Area and are looking for mentors, guidance, and education. Would this be a good event for a couple newbies to attend? We are currently doing everything we can to learn about the industry through book reading, webinars, seminars, and the BP podcasts, but would love to actually meet face-to-face with more educated investors.

@Mark Pedroza, glad you can make it out at least one day. You're confirmed. We're trying to get some video together this year, so hopefully will be able to check out the rest later.. except for missing some of the networking!
@Senika Levias, I have you down for all 4 tickets! Glad the whole family/team can come out :) And some fellow Richmond investors! Like I said, grab me during happy hour Sat evening and I'll buy you a drink!
@Account Closed's endorsement, check out the testimonials and video on our website at www.sfbaysummit.com and here are some specific things that benefit newer investors:
1) Networking and meeting other investors is the most important thing you can do to get started. It allows you to find mentors, knowledge, and people to go to for help when you need it. With targeted networking sessions, breakout groups, and a networking app, you can make the contacts you need to get started - all in one weekend.
2) You will get exposed and more details on a wide variety of investment styles. From wholesaling to note investing, house-hacking locally to investing out of state, flipping a house or building a new one - there is a little bit of everything. Understanding what's available, what best fits your lifestyle, and knowing where/who to go to for more information is invaluable.
3) The speakers and other experienced investors allow you to tap a lot of knowledge and see what's working today. There are a lot of experienced investors at the event, and a lot of great speakers willing to share their knowledge. They're not trying to hide secrets to sell you a coaching class. They're just here to share. Find out how people are making the most money today, then pick their brain on how they get it done.
Networking and building my connections face to face is what allowed me to quit my job and live my dreams of traveling year-round. I know it's hard to find time to go to each meeting in the Bay, but you can do it all in one weekend here.
I also recommend you go to the local free meetups you'll see in the networking section of BP. Most of them have also been out to the Summit also, and I highly encourage you to ask anyone who has come out what they thought :)
I own properties in the East Bay and a furnished rental business, so if you have any questions around that or the Summit, feel free to ask away :) Hope to see you out there Chavaugn!
@J. Martin will do! I just told another friend about it and he is gonna also buy a ticket! @Account Closed We are "newbies" too! I have a really good feeling that this IS the place to be for us...if you make it out and see #SellingSistahs...please be sure to tap my shoulder so that we can meet in person!

Account Closed, based on your statement here and your bio here on BP, you should definitely attend the Summit, it's definitely the place to be for someone who is motivated to take action. I invited a friend to the first Summit, he hardly new anything about RE and 6 months later he purchased his first 4plex as a house hack, now he's looking for more units. This almost sounds like a guru pitch, lol, but my point is it's definitely worth it, you will not regret coming :)
@J. Martin thank you so much for providing this detailed message. This is exactly what I am looking for and I will be registering tonight to attend both days. I cannot wait and look forward to meeting everyone and gaining a ton of knowledge.
@Senika Levias Thank you so much for the confirmation that this is a great event for us newbies to attend. I will be registering for both days and will definitely come introduce myself when I see you. I look forward to meeting you! Cant wait!!
@Sergey Tkachev Wow! What a great testimonial! I definitely don't want to miss out on an opportunity like this. I will be registering for both days. Thank you so much for the information and replying to my post. I really appreciate the information. I can't wait to attend and take away a whole new level of knowledge!
@J. Martin sis in laws coffee shop annual party is that weekend in Benicia.. so MS. Lo will go to that I will come to Oakland.. look forward to seeing you there and listening to all the presenters.. Hope Ur trip up to Seattle was a good one..
@Senika Levias, Thanks for helping spread the word :) It's going to be a great group!
@Sergey Tkachev, Thanks for the shout out about the event! And @Account Closed, So it sounds like you'll be able to make it out this year? That's awesome! We're tight on speaking space, but I'm sure we could have you lead a break-out session or hop on a panel if you're up for it :) Thanks again for cooking dinner for my gf and I out in Lake Oswego! I also got to visit my friend in Portland. And Seattle has been beautiful this summer also :)
We drove down to the totality near Salem to camp. Here's a pic from the full eclipse!
I'm looking forward to speaking with you guys and other veterans at the Summit who have a lot of REI experience. I want to expand from the San Francisco SFH long-term rental space into better cash flow opportunities, e.g. short-term rentals or out-of-town MFH's. I hope to learn from your experience and advice, thanks!
@Ethan Cooke I went last year very nice event worth the time and money for sure.. its not a pitch fest like many of these shows.. good content and you can get one on one with presenters.... which is nice.
- drive, eagerness and great determination to learn and take what my father has planted to another level.
- Experience with rentals...3 SFR and 1 duplex in Richmond.
- I'm a new agent but I have lived and worked in the East and North Bay all my life (41 yrs) so I have extensive knowledge about these and surrounding areas that may be able to help an investor who isn't from here.
- the willingness to help others in any way I can
**WANTS**
- to network and meet other investors who are more experienced that I can learn from
- Want to do my first flip as soon as possible
- to help you get gifts and donations for your charity as well as bring awareness to my non-profit organization formed in honor of my 21-yr old daughter who was murdered 2 yrs ago in Vallejo while on her way to work at Kaiser Richmond.
"Just Us MA's- The A'Tierra Westbrook Project"
Just Us MA's mission through partnership with other organizations, agencies and support groups, is to provide skill building, preventative and supportive services to victims of violence, families of victims and perpetrators and their surrounding communities.
Gun violence is rampant in some Bay Area cities and it has hit home in the worst way for me. It has taken everything in my soul to pick up the pieces of my heart and life and simply live. So many of my peers have lost children that it's sickening and a lot of them don't have the knowledge, resources or support system that I'm fortunate enough to have in order to heal. I'm dedicated to helping these people.
@Senika Levias, Thanks for helping spread the word :) It's going to be a great group!
@Sergey Tkachev, Thanks for the shout out about the event! And @Account Closed, Sergey's not even on my payroll!! Just a happy, paying attendee :) (for the third year now! - OG status!)
Chavaugn, You're confirmed for 2x2-day tickets. Welcome out for your first time! We'll be rolling out a networking app this year to get even better connected before, during, and after the event. For now...
Senika, Sergey, Tkachev, What are your "haves" and "wants" to offer up to other attendees?
**HAVES** - Advice on Airbnb / furnished rentals, rent control in the SF Bay, - doing BRRR in Oakland and Richmond, - travel advice - connections for agents, lenders, RE folks, especially in the San Francisco Bay Area
**WANTS** - Volunteers to help get gifts and donations for our charity Duc Son Orphanage. - Landlords in major metros that want a better tenant - Attendees of the Summit to share the word about what we're doing with their friends & colleagues

Hey J Martin and other's you should definitely talk about rent control. It's going to be on a September KCET show and Bay area is huge.
Costa hawkins (allowing new buildings and Single family houses to be under rent control and make it universal among different cities) and these groups like California Endowment and Tenants Together
CALIFORNIA ENDOWMENT gets $billions from the govenemrn then pours it into Tenantstogether.org So essentially our taxes are paying this organization who wants to increase government control of private property.... thus upping their control and paying government worker salary. Messed up cycle. We need to get the word out before these groups are sending this sort of propaganda out ultimately they want housing to be a human "right" taking our property away.
ET "public television" It's sponsored by CALIFORNIA ENDOWMENT who gets funding from California Governemnt
What's attendance like for East Coast folks? I'll be coming from Philly so it'll be nice to connect with people from the East Coast. But it won't keep me from coming, that's for sure! Looking forward to it.
