This past MeetUp was quite beneficial for me. I'd been working on this 44 unit with a significant amount of seller financing. I thought I had everything all figured out until the group exposed my plan's blind spots. For example, I hadn't properly accounted for the impact of the property's negative reputation in the short term rents. "How will you handle cash flow in transition and how long will it take?" Most of the answers to that question can be used as a negotiating tool with the seller. They opened my eyes to the unconsidered costs, offered more negotiating tools, and gave their honest opinion in a constructive way. The wealth of the years of experience I enjoy a meal with every month is immeasurable.
The Hot Springs Investor's MeetUp group is made up of mostly seasoned investors with my team's year having the least experience.
