It's time for the next monthly meetup in the EastBay! Come one, come all! Join us to meet with some great people, talk about all aspects of real estate investing, and make some local connections in the Bay. For those who are coming, please introduce yourself on the forum by copy and pasting the questions I filled out in the post below, then replace my answers with yours. This way, everyone has an idea of who we are and who they'd like to target when we meet up. Everyone will have a chance to introduce themselves in a circle there. I look forward to seeing you all.

What: EastBay Meetup - March Edition
When: Thursday, March 20, 2014
Where: Lake Chalet Seafood Bar & Grill
1520 Lakeside Dr, Oakland, CA 94612 (between 17th St & Oak St)

This is a beautiful location on the waters of LakeMerritt, with lots of tasty drinks/beers, and food available. We have a reservation for an enclosed section with a private side of the bar where we can hear each other talk, that worked well for the last meetup.

Get There: Take BART to 12th St/Civic Center Oakland Station & walk south-east down 14th St towards Lake Merritt. Make a left on Lakeside Dr, and the restaurant is on the Lake on your right hand side. It’s about a 10min +/- brisk walk.

Parking:
There is a free, on-site parking lot, which should have open spots. There is also valet parking for $6.50, and street parking, as available.

Food and drink: There are drinks available, appetizers, and a menu. You are responsible for the cost of your own food and drink, if you choose to have any. There is no “minimum” or cost for the meetup beyond what you choose to spend.

This is the fourth consecutive monthly East Bay Meetup I've organized, and we've had a good group of about 25 people each time, rotating through, with great conversations/connections/tips and people. Everyone is welcome. There is no cost, except whatever you would like to spend on beer or food. BP officially has no hand in organizing this event, except for providing the forum for us to connect on. Please do not post blatant advertisements/solicitations on this forum to avoid violating any of the terms of the website or meetup posting rules. But introduce yourself if you’re coming, and looking forward to seeing you there!

- J Martin

@J Martin I plan to attend this, my first, meetup event.

In State / Out of State?
In state and exploring out-of-state. I'm interested in others experience in out of state...

    Strategy?

Still developing a strategy but leaning toward building portfolio of properties to suplement and in the future replace my 9-5 income. I guess this is a buy and hold strategy.

    Type of properties?
Residential SF and multi 1-4, but whatever lines up with strategy for cash flow opportunity.

    Looking for?
Real people to learn from and share with.

I am going to make the trek across the bay and be there. I might be late if I get stuck in traffic.

In State / Out of State?

In state. Ideally, I would like to invest close to home. I do plan to consider out of state investing in the future.

    Strategy?

Buy and hold, though I still haven't figured out how to do that in this area, so that may not end up being my strategy. I might invest in some local spec build projects as I continue the learning process and try to figure out my long term strategy.

    Type of properties?

As I am still in the learning stage, I am open to and interested in just about everything: single family, 1-4 unit multifamily, apartments, and even commercial with a low number of units. I'm also interested in tax liens (I wish we could buy these in CA) and mortgage notes. In the near term locally, all I would be likely to purchase is an SFR or duplex/triplex/fourplex.

    Looking for?

I am interested to meet other local investors and learn what strategies they are using in this market and in other markets. I'd like to make contact with people I might be able to work with in the future.

    Can offer / knowledgeable about?
I am just starting out, but I can offer some knowledge regarding the Palo Alto real estate market.

@J. Martin and the group unfortunately I won't be able to be there but I know it will be a great meeting and networking event. I did invite a couple of fellow investor but only one said he is planning on being there. His name is Hank Dominguez and I know you'll make him feel right at home. Hank is an experience investor and he has a lot of good experience and know how to share. See you next time for sure!!!

    Hi, I plan to attend.

In State / Out of State?
I'm just getting started but right now I'm thinking about investing in out-of-state properties due to the prices in the area. I think it will allow for better diversification.

    Strategy?
Buy, hold and rent. For now, but still investigating.

    Type of properties?
I'm planning on starting with SFH and eventually going to MF. However, I'm keeping my eyes on MF as I start investigating markets and properties.

    Looking for?
People to discuss opportunities with, get advice, share information. Possibly looking for an experienced person that I can partner with on my first deal. I have equity that I can provide as part of the deal.

    Can offer / knowledgeable about?

Right now I can offer equity, and my programming skills for websites and automating systems. :) Hopefully I'll be able to provide more RE advice and experience back as I learn more myself.

I'm looking forward to the meetup tomorrow and meeting some/all of you!

    Hi All,

I plan to attend tomorrow and I am very excited to meet and network with all out you!

In State / Out of State?

Looking to Invest in-state now. Driveable distances to Bay. (Sacramento to Modesto- I know that is a pretty general area but looking for anything right now. Area of expertise is the East Bay Area Concord to Livermore. Will be considering out of state investments in the future, and interested in hearing more.

    Strategy?
'Fix' and Flip- Pretty self explanatory. Looking for good deals that I can rehab and fix quick.

I would like to pick up my 1st rental property in the near future and continue growing from there. So in the future Buy and Hold

    Type of properties?
    For now Single Family

    Looking for?
Deals- I have capital, just hard to find the deals and steady lead flow here in the Bay Area.

    Hi everyone -

I am based in KC and will be in the bay area meeting with investors from 3/20-3/23, but already have a commiment the evening of 3/20 otherwise I would love to attend. I like the topic format as it was laid out, seems many of you are looking at out of state rentals. I do not sell out of state rentals, I focus on the finance side of the business and support rehabbers/turnkey operators in about 20 markets.

    Can offer / knowledgeable about?

I have a few suggestions as you evaluate your strategy:

    1. I feel the most important item to consider in your strategy is if you are a passive investor or an active investor. That will drive every other decision you make. (Hint - contrary to popular belief, single family rentals are not true passive investments. If you think they are, you are setting yourself up for surprises).

    2. There is a tool on the marketplace that I am very familiar with and use it with every deal I underwrite. I am smart, but I can't possibly understand 20 different markets and how to determine a good location from a bad location. So I rely on a tool called RentFax (www.rentfaxpro.com). it combines all the important criteria that affects the quality of a location (crime, schools, transportation, unemployment, etc) and creates a single index score to provide a location "grade". The index score is presented to you on a colored spectrum, with RED indicating a poor location and GREEN indicating a great location. There is also a nice report that tells you what characters scored higher or lower. The closer the score is to Green, the better the location, and less income volatility should be expected. The closer to red, the less desireable the location and the more volatility you will have with the cash flow profit for that property. RentFax has been well field-tested, and a major investment property insurance company uses it for their risk underwriting.

    3. I can refer you to 30 year non-recourse financing that is available to leverage your purchases in the 20 markets I reference. No credit check.

Please contact me if you want any more information or if you possibly want to meet up/talk when I am in the bay area. I have some time Sunday AM for sure. I can also send yo a link to one of my webinars. Otherwise, good luck investing!

@J. Martin and @Account Closed, I decided to come out finally to an East Bay meetup! Work is not too bad so I can make it.

In State / Out of State?

Both! I have been investing in Phoenix and in Las Vegas recently. Currently, thinking about investing in the North Bay and Houston.

    Strategy?
I have several SFH rentals and completed two flips in Phoenix. I recently purchased a vacation condo in Las Vegas that is running smoothly on AirBnB.

I am either looking to buy SFH in Houston or buy a 10-50 unit apartment building in the North Bay and syndicate it with partners. I have not decided yet and I am open to any opportunities.

    Type of properties?

    SFH or apartment buildings.

    Looking for?

Looking for deals with apartment buildings in the North Bay, connections for the North Bay and Houston and investors experienced with syndication.

    Can offer / knowledgeable about?

Investing in rentals out of state, flipping out of state, vacation rental on AirBnB.

    SFH or Multi family

    Looking for?

    Hey guys,

Another Santa Cruz person here. Driving in with Troy.

In State / Out of State?

In state. Looking in the Bakersfield area. Will invest out of state once I've built up some experience.

    Strategy?

Buy and hold for the first couple of properties. Will switch to Fix and hold once I am more established with a good team on the ground.

    Type of properties?

MFH only. Focussing on 2-4 plex, but also interested in low cost 5-10 plex if the location and the rest of the numbers work out.

    Looking for?

Wholesalers who can help me find off market MFH properties in Bakersfield.

Referrals for a good PM and contractor/rehabber in Bakersfield. I have leads on both, but could use more.

    Can offer / knowledgeable about?

My knowledge is all theory for now, but I can share what I've learned about investing in the Central Valley, and more specifically about Bakersfield.

    See you all tonight..

    Omi

In State / Out of State?

Open to both. Good cash flow and low headaches key

    Strategy?
Buy & Hold, for cash flow

    Type of properties?

SFH or Multi family if much higher cash flow

    Looking for?

Networking, and learning from other folks on what strategies fellow Bay Area investors are using. I am thinking about out of state opportunity for my first investment but open to in state. Also looking for first hand experience about investing in great cash flow markets like Indy, Memphis etc

    Can offer / knowledgeable about?

Familiar with local real estate in Sunnyvale, Cupertino, SCL but no good cash flow here. Know about financial side of things and can help evaluate if numbers make sense.

In State / Out of State?

Open to both. I would prefer to invest in-state but outside the Bay Area. Ultimately, I am more interested in making smart investments than in making convenient investments.

    Strategy?

I am still in the education phase and hope to speak with many different types of real estate investors at this event.

    Type of properties?

MFH income-generating properties. I am also interested in learning about subdividing and rezoning SFH properties.

    Looking for?

A chance to network with local investors. My business partner and I are beginning to understand how many specialties exist within the umbrella of real estate investing; we want to talk to as many investors as possible in order to get a sense of which niches are a match for our goals and constraints.

    Can offer / knowledgeable about?

At the moment, I can offer hard work and technological expertise. I am working a full-time job, but I am spending an additional 25 hours a week learning as much as I can about real estate and business. I will be able to contribute more and more as I work towards my first purchase.

Looking forward to this event and to meet you all.

In State / Out of State?

I am more interested in making smart investments no matter where they are. Of course, in-state would be easier to manage but purchasing in CA, especially the bay area, is no easy.

    Strategy?

Still looking to build a strategy. THis is new to me and right now I am trying to saturate as much knowledge as possible.

    Type of properties?

MFH income-generating properties, subdividing and rezoning SFH properties and developing open land.

I am hard working and eager to learn. I am happy to put time and effort to help other investors in order to continue growing my expertise.

    Looking forward to meeting everyone.

    Thanks,

    Joe

Wow, another great turn out. It was nice seeing you and Johnson again. Johnson, I'm glad AirBnB is working out great for your condo in Vegas.

J, I'm not going to feel bad for not getting 2.875% on my loan although a $1M unsecured loan at 2.75% would be fantastic.

Troy, sorry for not spotting you out sooner. For some reasons, I thought you're some dude from TN. Hope to chat with you and Omi more next time.

Dylan, I hear your pain about trying to buy a place in Palo Alto now. Good luck.

Pete, Raghuveer and Kiran, I hope you guys learned something new at the meet-up.

Melvin and Bob with Waypoint, it was nice meeting you guys although we didn't chat much. Good luck to you guys.

Kathleen, good luck with getting new loans. Hope J can connect you with some portfolio lenders.

J, Dylan also wants to join us on our meeting on Tuesday. Is it going to be lunch or dinner time? I believe Dylan can make it at lunch time. I'm flexible.
