I would agree that when the tenants viewed the property, you showed it with an electric hookup.  They should have checked that out.

Perhaps you could say that although it was their mistake, you are willing to go 1/2 in on that.  Some houses have both, so that it benefits the tenant.

While the price really isn't too bad. If they did it without your permission.  I wouldn't pay for it.  Was it done by a licensed plumber and a permit pulled if necessary?  If not, I'd tell them to take it out.  Because if it wasn't and something happens as a result of it, you're gonna be left holding the bag.  Most insurance doesn't pay unless the rules were followed.

If they called in a plumber and agreed to pay for it without any discussion with you, then they're on their own, IMHO.  While I agree with others paying half of it may generate some good will, it may also create a slippery slope.  Tenants should never do something this significant without permission, even if they are willing to pay for it.  If they arranged for it to be done and then requested you pay, I'd be inclined to say "no".

Is a permit required?  Did they get a permit?

I say pay for half. Use your own guy so it is cheaper and you know it is done right.  It will go a long way with the tenant.

I agree with Dawn A., paying for half the cost will go a long way with your tenant and you can always deduct the cost from your taxes.

Did you call a plumber, or let the tenants call a plumber, to pull a gas line on your property without first deciding who is going to pay for it?  Seriously?

What you leased to the tenants was a house with elec. dryer hook-ups.  The tenants should have checked that.  They can always trade in their gas for an electric.

That being said, elec. dryers are a huge utility cost.  I'd bite the bullet and pay for it just because it's better for everyone to use something more fuel efficient and future tenants will likely expect it as well.

Unless it state in your lease, then no. It's not your problem if their appliance does not work at your rental. It would cost you time, and money to get someone to please them. They should have know when they check the appliance things. You can offer them 2nd hand dryer and washer, for them to maintenance it.
