Seeking advice on approving/denying a tenant

Hey everyone, I’ve got a situation I’d like some advice on.

I’m currently house hacking a duplex - One of the tenants on the other side is moving out. The other tenant is staying and her friend applied to take the other person’s spot.

The prospect seems great in person, but the application raises some questions: Credit isn’t the best, several issues with collections, and some negative remarks on credit report.

Would you “approve with conditions” (add co-signer)? Deny? Talk to her about it? Any advice is helpful. Thanks everyone!!
