Rental property investmen

Is it smart to put 10% down on a rental investment property that you had to offer $30k over asking for?! 

Property price listing $260,000 and offer price $290,000.

Not sure on appraisal price yet...

Thanks for any help in advance.

Rental comp's in the area are $2400 monthly and my mortgage (pending appraisal & final costs) will be $1800-$2000 a month.
