Mutual agreement to terminate lease

Hey BP investors,

My tenants have purchased a home and I have found new renters to take over the unit. They were fantastic tenants and now I want to officially, and legally, amend their lease to end February 28, 2021 instead of the original lease end date of May 30,2021.  I'm having trouble finding a specific document online to make this adjustment. Anyone willing to share what they've done?

I've never actually bothered amending the lease. I'd send them a move-out packet acknowledging the agreed move out date and explaining my move out process. I remind them about cleaning the oven (I'm nutty about it-- I have the cost for oven cleaning in my move-in condition report). I tell them where to leave the keys and remind them about mailbox keys and garage door openers and explain when & how they'll get their deposit back (by mail in 30 days as required by Ohio law). However, sometimes I'll negotiate a cash deposit return for lower income tenants that need it to move on (but I expect the place to be pretty shiny if I do this).
